  • Website usage data: IP address, browser type, pages visited, and session data collected via cookies and analytics tools.
  • CCTV footage: closed-circuit television recordings of common areas (car park, hallways, and external walkways) at the property. There is no CCTV inside any apartment.

2. How We Collect Personal Information

We collect personal information directly from you when you:

  • Make a Booking through our Website, by email, or by phone;
  • Submit an enquiry through the contact form;
  • Subscribe to our newsletter or promotional communications;
  • Communicate with us before, during, or after your stay.

We may also collect information from third-party booking platforms (Airbnb, Booking.com, VRBO) when you book through those channels, from Stripe in connection with direct booking payment processing, and from analytics providers in relation to Website usage.

3. Why We Collect and Use Personal Information

We collect and use your personal information to:

  • Process and manage your Booking and associated payments (via Stripe for direct bookings; via the applicable platform for platform bookings);
  • Communicate with you regarding your reservation, pre-arrival information, and post-stay follow-up;
  • Administer security deposit pre-authorisations and any associated claims;
  • Comply with legal obligations, including taxation and strata scheme record-keeping;
  • Improve our Website and services through analytics;
  • Send marketing communications where you have opted in or as otherwise permitted by law. You may opt out at any time.

4. Disclosure of Personal Information

We do not sell your personal information. We may disclose it to:

  • Stripe Payments Australia Pty Ltd, for payment processing and security deposit pre-authorisation in connection with direct bookings made through this Website. Stripe's privacy policy is available at stripe.com/au/privacy;
  • Property management, cleaning, and maintenance contractors who require access to facilitate your stay;
  • Third-party booking platforms through which your Booking was made (Airbnb, Booking.com, VRBO);
  • Google LLC and other analytics/marketing service providers under data processing agreements;
  • Government or regulatory bodies, including the NSW strata scheme and the ATO, where required by law or court order;
  • Our legal or professional advisers where necessary.

Where we disclose information to overseas recipients (e.g. cloud services or analytics providers with servers outside Australia), we take reasonable steps to ensure those recipients handle your information consistently with the APPs.

5. Stripe — Payment Data

Our payment processing is handled entirely by Stripe. When you enter card details on our Website or booking page, those details are transmitted directly to Stripe's secure servers and tokenised. We receive only a payment token and the last four digits of your card number. We do not have access to your full card number, CVV, or expiry date.

Stripe is certified to PCI DSS Level 1, the highest level of payment security certification. Stripe may retain your payment data in accordance with its own Privacy Policy and applicable law. For details on how Stripe handles your data, visit stripe.com/au/privacy.

5a. CCTV Surveillance — Collection and Handling of Footage

Common areas at 50–52 Beach Road, Batemans Bay (including the car park, all common hallways, and external walkways) are monitored by CCTV cameras operated by or on behalf of the building's strata scheme. There is no CCTV surveillance inside any apartment.

CCTV footage may be collected and retained for the following purposes:

  • Security and safety monitoring of common areas;
  • Investigation of incidents, property damage, theft, or breaches of the Short-Term Rental Agreement or Strata By-laws;
  • Compliance with requests from NSW Police or other law enforcement agencies.

CCTV footage is retained for a maximum of 30 days, after which it is overwritten, unless it is required to be retained for an ongoing investigation or legal proceeding. Access to footage is restricted to authorised personnel and, where required, law enforcement.

The collection and handling of CCTV footage is subject to the Privacy Act 1988 (Cth), the Australian Privacy Principles, and the Surveillance Devices Act 2007 (NSW). By making a booking, guests acknowledge and consent to CCTV surveillance in common areas as described in this section.

6. Data Security

We take reasonable steps to protect your personal information from misuse, interference, loss, and unauthorised access. These measures include:

  • SSL/TLS encryption on our Website;
  • PCI DSS-compliant payment processing via Stripe for direct bookings (we do not store full card numbers);
  • Restricted staff access to personal data on a need-to-know basis;
  • Regular review of our data security practices.

Despite these measures, no internet data transmission is completely secure. You provide information to us at your own risk.

7. Cookies and Website Analytics

Our Website uses cookies and similar tracking technologies to improve user experience, analyse traffic, and support marketing. You may configure your browser to refuse cookies; however some Website features may not function correctly if you do so.

We use Google Analytics to collect anonymised data about Website usage, subject to Google's Privacy Policy. You can opt out using the Google Analytics Opt-out Browser Add-on.
